CTL Capital Closes $27.1M Construction-Permanent CTL Loan for State of California Project

CTL Capital is pleased to announce the closing of a $27,125,000 construction-to-permanent credit tenant lease (CTL) loan for a mission-critical government facility leased to the State of California on behalf of the California Highway Patrol (CHP).

The project includes the renovation and expansion of a 48,000-square-foot building for use as a protective services command center located in Sacramento. The facility will serve as a base of operations for the CHP’s division responsible for protecting the State Capitol, visiting dignitaries, and civilians.

CTL Capital worked closely with the property owner and mortgage broker to structure a long-term lease with the State that met the requirements for CTL financing. The loan provided over 100% of the renovation costs, allowing for highly efficient, fixed-rate, non-recourse financing.
